The Saudi experience crystallised the fund structure that Flow intends to roll out globally. The first Saudi fund was oversubscribed and is returning capital to investors — a strong proof point for the next raise. In the US, Flow has taken a 30% stake in a publicly traded Israeli company with retail and institutional investor access, through which two Miami developments (Aventura and El Portal) are being financed. Neumann articulates the long-term architecture: the flag model, where a landlord or developer puts Flow's brand, technology, and operations on their building — paying only management fees while Flow controls the experience. Hilton and Marriott started by owning properties and now own less than 1% of the thousands of buildings carrying their names. That is the end state for Flow. But the thesis, as Horowitz summarises it, is twofold: scale (there is simply too much real estate to own it all) and partnership with real estate geniuses who evaluate assets in ways the Flow team would never have developed internally. The more Flow proves it delivers above-market returns, the more capital will flow toward the brand — including capital that historically avoided real estate altogether because of its volatility. Neumann is clear about the sequencing: first prove the product fully, then raise the flag.
